With an individual lease, your lease isn’t connected to your roommates’ lease. You have your own separate lease agreement, meaning you’re responsible for only your monthly rental installment and other lease charges. You don’t have to worry about covering their portion of the rent if one of your roommates decides to move out for any reason. You’re only financially responsible for your own space.
The guarantor is the one who will guaranty any obligations of the Resident, including but not limited to, financial responsibilities. Students are required to have a guarantor if they do not meet our standard rental criteria. These criteria include having an income of at least three times the monthly rent installment, along with a satisfactory credit history. You can review the complete rental criteria by contacting our office. The last six monthly rent installments must be paid before the move-in date if an approved guarantor cannot be obtained.
Your monthly rental installment includes High-Speed Wireless Internet & Premium TV Package. Additionally, all property amenities are included.
Rental installments are due on the 1st of each month, regardless of financial aid disbursement dates. Rent is late after the 3rd of each month. While advance payments are accepted, partial payments are not.
With an installment lease plan, we take the total rent due for the term of the lease and divide it into equal monthly installments. Rental installments are specific to the chose bed space and executed Lease Contract.
There are several methods you can choose from when it comes to paying rent. While we are unable to accept cash, we do accept checks, money orders, and cashier’s checks. Another convenient option is to pay online through our website using a checking account, credit or debit card. Please note that the payment processor does charge a convenience fee for online payments.
While there is no security deposit, we do charge a Community Fee. This is a non-refundable convenience fee of $275 that covers administrative costs associated with setting up your key codes, gate and common area fobs and bedroom keys. This also covers the costs for preparing your room for move in, as well as the upkeep of our community.
Leases consist of a 12-month term, and for your convenience, the total rent amount is broken into 12 equal monthly installments.
Yes, you can decide who will live in the same unit by listing the roommates you have chosen on your application. It is important that all roommates list each other and that all requests are mutual. All requests are placed on a first-come, first-served basis and are taken in order based on the date your lease is signed.
No worries. With us, you can live with your best friends, or you can make new ones through our roommate matching program. If you do not have preferred roommates, just indicate that you want to use our roommate matching service on your application. Everyone is given a series of questions to complete during the application process that will inquire about their study habits, social habits, and hobbies. This will help us match you with residents that have similar preferences in the floor plan you request.
During our pre-construction leasing you will be able to select exactly which unit you would like to lease. If you are being roommate matched there may be limited flexibility, so bring all your roommates in together and pick your perfect spot!
We ask students to first communicate directly with one another in order to find a solution. If there are differences that simply cannot be worked out, residents may be able to transfer, depending on availability. Please note that a transfer fee may apply, and the transferee will be required to pay the rental rate for the new room.
All residents must have proof of $100,000 coverage in liability insurance. Proof of coverage will be required on move-in day. If you do not have valid proof of the required liability insurance on move in day, one will be provided for you. Resident can purchase Renter’s insurance through Resident Insure or may arrange his/her own personal liability insurance policy from any insurer of choosing.
Yes, we do allow pets though we do have breed restrictions. We require additional pet rent, and a one-time pet fee of $250/per pet.
If you’re in need of maintenance, you can submit a service request online through our resident portal. Of course, you can also simply call or stop by the leasing office. Our friendly maintenance staff is here to respond to your maintenance issues promptly and professionally. We do ask that you be as specific as possible regarding the location and actual maintenance issue. We strive to respond to service requests within 24 hours!
We provide mailboxes that are centrally located on site and assigned by unit, and this is where your mail will be delivered daily. If you have packages delivered that will not fit in the mailbox, we will accept those packages in our leasing office and notify you via email or text message. We instruct carriers not to leave packages at your doorstep while looking out for your best interest.
We are located less than a mile from campus, being only a short walk or bike ride away from class. This means you don’t need to purchase an expensive on-campus parking pass.
We offer one (1) free parking pass per resident that allows you to park anywhere in the community.
Yes, each bedroom has its own private bathroom.

Residents may leave at their leisure, however, in accordance with your lease agreement, you are responsible for payment whether you choose to stay or leave for the break.
No, we do not require residents to vacate their apartments during school breaks.
While we do not offer a lease buy-out, your lease agreement provides for your lease to be re-let to another individual provided the new resident meets our rental criteria and approval standards. You are responsible for finding the person to take over your lease and are required to pay your rental installments until someone takes over the contract. For more details, please contact the office for specifics on the re-let process and fees.
