What is the advantage of an individual lease?

​With an individual lease, also called by the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference. 

What is a rental installment?

​The monthly rental installment is your monthly payment for rent. We do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month. 

What is included in the rental installment?

​Your monthly rental installment includes: furniture, high speed internet, and trash. Any other fees such as parking, insurance, electricity, water, etc. will be billed to your account separately.

What about utilities?

​You and your roommates will be responsible for electricity, water, and sewer. These charges are billed through Simple Bills and are split evenly amongst roommates.

How can I make a payment?

We offer the option to pay online through our resident portal. Both residents and guarantors have access to this. You also have the option to pay in the office via check or money order. We do not accept cash.

Will I need a guarantor to lease an apartment?

​Unless your income is greater than 3 times the rental installment, you will need a guarantor or qualify with our Leap program. A guarantor must meet the income requirements 3.5 times the rental installment and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments. Other deposit options may be available as well - please see leasing office for more details. 

Do you have a roommate matching service?

​Yes, we do. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.

Can I request specific roommates or units?

​Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and we will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.

How are maintenance requests handled?

​Maintenance requests can be entered on your resident portal. We have a maintenance team onsite during business hours to handle these requests. We also have maintenance on-call 24/7 for emergency requests that may pop up.

Is parking available?

​Yes, parking is offered for either $15 or $75 monthly. The $15 parking is general access to all of our lots. The $75 parking is reserved meaning you will have a dedicated spot to park in on property.

Are you pet friendly?

​Yes! We love our furry friends. We require a $300 pet fee and a $25 monthly pet rent. In addition we use PooPrints to keep our property clean and free of waste. 

How far away is the property from campus?

​The Vista is a 10 minute walk to Davis Wade Stadium. We also have a SMART transit stop on University Drive in front of building 1.

Do you offer any mental health resources for students?

Student Quarters is proud to be an initial member of the College Student Mental Wellness Advocacy Coalition. In partnership with the Hi, How Are you Project, the coalition recently conducted a College Student Mental Wellness Survey to better understand the student experience. With accurate and actionable data in hand, the Hi, How Are You Project and Coalition members will co-create industry wide training programs, connect residents to campus resources for mental health and wellness, and promote ways to manage stress and anxiety in college. Do the units come furnished? If so, what is included?

Yes, all units come furnished. Each unit will come with a couch, coffee table, end table, entertainment center, barstools, & 55" smart TV in the common area. Each bedroom will come with a bed frame, headboard, mattress (Full XL), nightstand, chest of drawers. 

Am I allowed to remove the furniture?

Y​es, you may remove the furniture and store it in a safe location during your lease term. It must be put back in your unit prior to move out. 

Do you have a shuttle to campus?

​While Vista does not offer a shuttle, we do have an MSU S.M.A.R.T Bus Stop located at the front of the property, directly in front of Bulldog Burger.
